We visit the property on an agreed date at the end of the tenancy with a copy of the original Inventory drawn up at the commencement of the tenancy. We thoroughly check its condition, accurately recording any changes, dilapidations and damage that may have occurred during the term of the tenancy and assessing standard of cleaning whilst comparing it to the condition noted on the Inventory at tenancy start. We produce an extremely thorough report  recommending who is responsible for any damage beyond fair wear and tear/ cleaning oversights and also flagging up maintenance issues  where relavant, making things easier when dealing with deposit returns.
