We provide a bespoke tenant check-in service designed to give both landlords and tenants complete peace of mind at the start of every tenancy. Our independent inventory clerks use advanced property inventory software, allowing us to record, edit, and update comments and high-quality photographs in real time while on-site with the tenant.
Our service begins with secure key collection from an agreed location, ensuring we arrive fully prepared with a comprehensive inventory report that accurately reflects the true condition of the property. During the check-in process, we carry out a detailed inspection, including photographing and recording utility meter readings, serial numbers, and key sets. We also document appliance manuals and supporting materials for clarity and future reference.
To support property compliance, we carefully record and photograph the exact location and number of smoke alarms and carbon monoxide detectors, helping landlords meet current safety regulations.
The inventory check-in report can be signed on-site via our digital tablets by all tenants present. If a tenant is unable to attend, we provide a seamless digital alternative—sending the inventory report electronically for online signature. Tenants can review the document and add comments directly to the PDF using any device within a 7-day timeframe. Once finalised, the report is securely stored for the duration of the tenancy.
